OFFICE
Q. Why registered guest???
A. So that if God forbid a fire happen Management knows that more people are in that house also this happened Once a couple was visiting and the ladies father died and all the family knew was it was in Ruskin and they was calling all the parks looking for this guest. If you are NOT registered then you would not know this until much later. Registration form are in the Rec. Hall (left of front door on the wall) and in the Clubhouse Screen room (left of French doors near kitchen on the wall) fill it out and then drop it in the mail slot when the office is closed in the bucket that hangs on the door catches them. If it is open see Shelly (resident manager) to register them during regular office hours!
RENT
Q. How much is current rent?
A. $496.00 If you rent a dock or storage please add the correct amount
Q. When is rent due?
A. Rent is due the 1st of every month. Grace period is until the 5th of the month.
Q. When do late charges start?
A. On the 6th if we do not have your rent ,you lose the grace period and charges are due dating back to the 1st at $3.00 a day. If the 5th is on a weekend, rent will be accepted on the following Monday by the close of office with NO late charges.
Q. When do you mail your rent in?
A. If the post mark is dated in the previous month and it is received late, there will be no late charges.
Q. How can I pay rent?
A. NO CASH OR CREDIT, OR DEBIT CARD! You may use "Bill Pay", Personal Check, Money Order. Please make sure you leave time for mailing. You may also leave postdated personal checks for each month. Bill pay is becoming the way more and more are using each month. (Please put your LOT # in the memo section of your check as that is how Accounting is set up by Lot #'s. Thank you!)
Q. When does rent go up?
A. July 1st each year. Notice is sent out 90 days before rent increase.

TRASH PICK UP
Monday & Thursday mornings (PUT OUT BY 8 AM) (COUNTY ORDINANCE HOUSEHOLD TRASH MUST BE SEPARATE FROM YARD WASTE OR IT WILL NOT BE PICKED UP). NO TRASH PICK UP ON **NEW YEARS DAY**PRESIDENTS DAY** MEMORIAL DAY** INDEPENDENCE DAY** LABOR DAY**THANKSGIVING DAY**CHRISTMAS DAY** WAIT UNTIL THE NEXT DAY.
YARD WASTE SHOULD GO IN an OPEN BAG OR CONTAINER. YARD TRASH IS PICKED UP ON MONDAY MORNINGS BY PARK EMPLOYEES AROUND 8 AM.
CONSTRUCTION MATERIAL AND FURNITURE, ETC. WILL BE AT HOMEOWNER'S EXPENSE, PLEASE CONTACT STEVE CHENEY TO MAKE ARRANGEMENTS FOR PICK-UP AND FEES ARE DUE UPON PICKUP. NUMBERS TO CALL ARE 813-506-0910 STEVE OR DEB AT 813-770-0867.
MEMORIAL FLOWERS
Notify Shelly when a resident or former resident passes away. She will put their name and date they passed in the memorial boxes along with flowers at the mail huts for 3-4 days to let everyone know, she also will be the one that takes them down. It will be posted on the park website; WE WAIT 24 HOURS FOR FAMILY MEMBERS TO BE NOTIFIED before posting on the Chulavista Obituaries.

When a resident is sick or in the hospital or are down and out and need the Chula families' prays Please let us know.
SNOWBIRDS
Our Park is made up with a little less than half snowbirds. They start coming Sept. right on through Jan. Some go home for Christmas. A lot stay here until March, April or May.
ACTIVITIES
Our winter Activities run from Late Oct. until April for a set schedule. During the summer months, the year-round residents are more laid back, If you want to host an event there is a calendar in the screened room at the clubhouse, please sign up. May-Oct. we do our own thing mainly because of the weather we have more last-minute gatherings. Either way the Chula Family knows how to stay busy and have fun. Ya'll come out and try it! I love it here summer or winter. You can be as busy as you want to be in this park!!!!
COFFEE AND DONUTS HOUR ON TUESDAY MORNINGS
7:30 am If you want to meet your neighbors for coffee and donuts. Join us to find out what's going on in the park. We have a volunteer put on coffee at 7:00 am. A sign-up sheet is located in the screened room, sign up if you would like to pick-up the donuts at your choice of Publix, Winn Dixie, Walmart, Dunkin Donuts or Elite Bakery calling the day prior to reserve your order. When arriving bring your coffee cup- coffee .50 Donut .50; this will reimburse money for donuts. 1st HOA @ 6pm, FMO AS POSTED and Activities @ 9:30am meetings

TICKET SALES FOR THANKSGIVING AND CHRISTMAS
Why do I need a ticket for Thanksgiving and Christmas Dinner? Money is donated to the residents for both of these dinners by our park owners. We sell tickets to Residents and their guests ONLY to get a count as to how many people are coming Cost $5.00 per resident and $7 for guests. Guest tickets are nonrefundable. You will get your $5.00 back at the door when you come to the dinner. Residents should buy their tickets early!
POTLUCK
Do we need to bring our own table settings?
YES to everything except LADIES or MEN luncheons and BREAKFAST or winter BAR'B'QUES!
Do I need to bring my own silverware to serve my dish to pass?
No. We use the silverware from the kitchen, so you don't lose your serving silverware.
Can I rinse my plate at the clubhouse?
NO please wipe it into the trash then take it home to wash.
Why must I SIGN UP for an "Old Fashion Potluck"?
On the sheet that you sign up on in the screen room at the clubhouse, you will find columns marked Meat, Casseroles, Vegetable, Dessert or Salad. Please check one of the boxes next to your name as to what you will be bring so that we get a variety. Make a LARGE dish to pass Please so when your table is last you still have food. This type of potluck is free.
Why must I SIGN UP for "Regular Potluck when Meat is being made and served? You are asked to sign up EARLY ASAP because meat has to be purchased and then cooked for the amount of people who sign up. You pay at the door. donations go toward the cost of the meat. You are asked to bring a LARGE dish to pass.
PARK NEWS
Our Park newsletter is the Chattings. If you want to put something in before the end of the month, see the editor. Winter is monthly newletters. Summer is once every 2 month. Birthdays and Anniversaries are put in there also so make sure Pat Schneider has your dates.
Our park website is www.chulavistalandings.com. Webmaster is Sharon Dunlap Honold. Anyone can post pictures and add comments to the message board. The Chula Family loves hearing from everyone!
WELCOME PARTY
A Chula Family gathering where people meet the new residents of the park and welcome back the snowbirds. Items are donated to be auctioned off. Snacks are served along with Wine, Punch and Cheese. Proceeds go into the fund for more events
THIS & THAT SALE
Your trash maybe someone else's treasure- We are asking for NEW or slightly used items .25, .50, .75, $1.00, $2.00 tables. make your selection and take it with you. 50/50 drawings, Raffles and Big Raffel items will be drawn at 1:00pm. Lunch will be served. We ask for pies to be donated. This is the BIGGEST money maker we have all season. Donate, Volunteer, and have fun!
IN PARK MAIL
What is "in park mail"?
We have a box in the clubhouse and one in the Rec. Hall that anyone can drop off their cards and then our in-park mail delivers them to our "in-park mailboxes" that we put at the end of our homes in the driveway. (This saves on postage) Please write the person's name and lot # on the envelope. This is only done during the month of December for Christmas Cards.
HOMEOWNERS ASSOCIATION (HOA)
Q. What is the Homeowners' Association?
A. The official name of the organization is CHULAVISTA LANDINGS HOMEOWNERS' ASSOCIATION. Organized under the laws of the State of Florida and subject to Chapter 723, Florida Statues. The Association was approved by the Secretary of the State of Florida on April 6, 1984. The purpose of this organization is to work for the good and welfare of all members and serve as a liaison between Park Management and the members of the HOA.
Q. How do I become a member?
A. All individual homeowners with a legal title to a dwelling are members of the Association. No more than two (2) members per dwelling permitted. Co-Tenancy role applies.
Q. What about Officers?
A. The officers consist of the following: President, Vice President, Secretary, Treasurer and three (3) members at large. Known as the Board of Directors of the park'
Q. Can I run for Office?
A. Yes. Any resident in good standing may run for office.
Q. When is the election?
A. The park election is held each year in February.
Q. When are the meetings?
A. The monthly HOA meetings are held the first Tuesday of the month beginning at 6:00PM OR AS POSTED in the clubhouse. The meetings are held from October to April.
